Quality of life in housing, experiences from a housing survey - Lebensqualität im Wohnbereich, Erfahrungen aufgrund von Wohnungs-Bewertungen

Swiss people are to a great extent lodgers living in rented flats or houses. Therefore the offer of dwellings on the market influences highly the living quality. This offer of dwellings within the range of new buildings has been systematically tested by means of the valuation system elaborated by the Federal Office for Housing. In flats of new buildings a disproportion of the size of the living room as compared to other rooms in frequently registered. Childrens' rooms and kitchens still are too small. The «saved» spaces are added to the living room, which as a consequence is very often oversized. As to the room disposal within the flats it is a fact that kitchen and eating places are mostly well connected. Too little attention however is given to the claim for bedrooms being out of the range of noise and disturbances from bathroom and lavatory. Unsatisfactory results are registered in connection with possibilities to change the lay out in the dwelling area. For most dwellings there are very little possibilities to join rooms together or to part them. With regard to the sites, much leaves to be desired. Particularly to be mentioned are the missing play grounds and possibilities for free-time occupation for youngsters and adults. Provision possibilites for the deserving a dwelling area are qualified according to the fact, that most new dwellings are built on the outskirts of towns or in the country. Therefore parks and forests are within reach but there is a lack of open air swimming pools, regional centers, etc. On the basis of the above mentioned investigation work it is shown, that dwellings with high comfort, i.e. high living quality are not necessarily to be more expensive. With a view to the importance of the offer of dwellings for the living quality an increased effort to raise living quality has to be required.
